Privacy Policy

1. What we collect

• Your account: your email address (to send sign-in codes), your name and, if you add it, your phone number.
• What you do with your account: saved properties, saved searches, recently viewed properties and your preferences.
• Messages you send to agencies about a listing, with your name and email, and any reports you make about a listing.
• Partner offers you claim.
• For agency staff: your role in the agency and the WhatsApp or LINE contact you add. For agencies: company details and the documents uploaded for verification, which can include a director's ID card or passport.
• Technical data needed to run the site: a sign-in cookie, and counts of listing views and contact clicks (not linked to your identity in reports to agencies).

2. Why we use it

• To create and secure your account and sign you in (performance of our service).
• To pass your messages to the agency that advertises the listing, and to let you read their replies (performance of our service).
• To verify that agencies are genuine registered businesses (legitimate interest and legal obligations).
• To keep the marketplace safe: handling reports, preventing spam and abuse (legitimate interest).
• To send you emails you need, such as sign-in codes, replies to your messages and, for agencies, verification and invitation emails. We do not send marketing emails without your consent.

3. Who we share it with

• The agency you message receives your message, name and email, and phone number if you give it. When the agency is Bangkok Real Estate, your enquiry is also recorded in its customer system.
• Service providers that run the site for us: Supabase (database and sign-in, Singapore), Vercel (hosting and anonymous visit statistics), Resend (email), Cloudflare (photo storage and bot protection) and Google (machine translation of listing text only; no personal data is sent).
• Advertising and analytics partners: Google (Google Tag Manager and Google Analytics) and Meta (Meta Pixel) receive information about your visits, such as pages viewed, searches, contact clicks and enquiries, together with cookie and device identifiers and, when you send an enquiry, a one-way encoded (hashed) form of your email address, to measure and improve our advertising. Bangkok Real Estate's website uses the same tools.
• Authorities, where the law requires it.
• We do not sell your personal data.

4. Cookies

We use a cookie that keeps you signed in, and the site remembers some choices (such as your comparison list) in your browser. Google and Meta set cookies to measure visits and advertising (see section 3) only if you accept them in the cookie banner; you can change your choice at any time with "Cookie settings" at the bottom of every page. You can also block or delete cookies in your browser settings, or opt out at adssettings.google.com and in your Meta ad preferences; the site works the same without advertising cookies.

5. How long we keep it

We keep your account data while your account exists. Messages stay with the agency for its records. Agency verification documents are kept while the agency is on the marketplace and for up to two years after, unless the law requires longer. When you delete your account, your profile and activity are deleted, and your name and contact details are removed from your past messages.

6. Your rights

Under the PDPA you can ask to access, correct, delete or receive a copy of your personal data, object to or restrict its use, and withdraw consent. You can delete your account yourself in Account → Profile. For anything else, contact us using the details below. You may also complain to the Personal Data Protection Committee of Thailand.

7. Security

Data is encrypted in transit, agency documents are stored privately and opened only by our verification team through short-lived links, and access is logged.

8. Changes

We may update this policy. We will post the new version here with a new date, and tell account holders about significant changes.
